Julie Caricato: Why She Says There's No Such Thing as a Lifer Brokerage
Julie Caricato has done nearly every job real estate offers. She started as an agent and single mom building a team, moved into land development and built about a dozen subdivisions, then reinvented herself after the 2008 crash into coaching and brokerage management. She's launched offices for ERA, Remax, and Atlanta Communities. Two years ago, she found Bolst, and now leads Bolst Alpharetta.
There's No Such Thing as a Lifer Brokerage
Julie tells the story of an agent who described herself as a lifer after 22 years at one company. Julie's response: agents get stuck in a mindset, not because the model is wrong, but because they stop noticing what else exists. Her core belief is that a business moves through different phases, and the right brokerage for one phase isn't necessarily the right one for the next. There isn't one right brokerage. There's a right brokerage for a season.
Why Bolst, and Why Now
For Julie, the timing mattered as much as the model. She's becoming a grandmother, her priorities are shifting, and she wanted an opportunity rather than just a job. As a preacher's daughter who built giving back into her family's life for years, finding a purpose driven business at this stage felt like coming full circle.
The Team Model
Julie is blunt about this one: if you're running a team and considering a move, she doesn't know why you'd look anywhere else. Bolst's team transaction fee structure is unusually low, and teams also collect rev share on top of that. Beyond the numbers, teams get to collaborate with other successful teams inside the brokerage instead of operating in isolation.
Lead Share: A Team Alternative for Solo Agents
Lead Share is a separate opt-in program, open to any agent regardless of team status. Agents pay a higher percentage only on leads they convert through the program, with no cost against their personal business. Julie points to an agent named Mary as an example: Mary had built $200,000 a year in revenue on a team, but wanted to build her own business independently. Lead Share gave her a second income stream while she made that transition, without requiring her to build lead generation from scratch. Over 40 agents are currently in the program.
Rev Share by the Numbers
Rev share was one of Julie's biggest personal draws to Bolst. She shares her own numbers candidly: a $7,000 check in a recent month, with her highest month reaching $11,000. She also points to Dina, an agent who came over from a large Chicago based team wanting to replace her income independently, as an example of how meaningfully rev share can add up. Bolst has returned over a million dollars to agents in its first five years in business.
Camaraderie as a Business Strategy
Julie treats community as more than a nice-to-have. Bolst Alpharetta's second annual National Hot Dog Day brought out agents, their families, and vendor partners, purely for fun. But she also runs real estate bingo with agents in her rev share downline, a game with genuinely difficult objectives that pushes agents to take actions, like reaching out on an expired listing, that they likely wouldn't have taken on their own. In a slower market with a longer sales cycle, she believes accountability and camaraderie make proactive behavior far more sustainable than trying to self-motivate alone.
What a Broker Owes an Agent
Julie's path to becoming a broker started with a bad experience: a previous broker didn't fight for her, and she lost a subdivision as a result. She decided in that moment she wanted to be the kind of broker who goes to bat for her agents without political calculation. Her background coaching volleyball and teaching piano shaped the same instinct, she genuinely enjoys watching people succeed and sees that as central to the broker role.
Who Bolst Alpharetta Is Looking For
Julie's answer, given independently of Justin's own answer to the same question, was identical: an agent who wants to grow. Not someone content to simply hang a license, but someone looking for systems, models, and leadership that's still actively in the business themselves, not just teaching from decades-old experience. She points to three brand new agents in the most recent Elevate and Advance cohort who already have deals under contract as proof that the support translates into real results quickly.
